ADA Door Requirements for Commercial Buildings: A Plain-English Guide

If you own or manage a commercial building in Western Colorado, ADA door requirements for commercial buildings probably aren't on your mind until someone points out a problem. Then it's urgent. A door that swings the wrong way. A threshold that catches a wheelchair caster. A handle that needs a tight grip to turn. None of these are cosmetic issues. They decide whether your entrance actually works for everyone who needs to use it. This guide breaks down what the 2010 ADA Standards for Accessible Design require at commercial doors, in plain English, so you know what to check before a problem shows up at your front door.

ADA Door Requirements for Commercial Buildings: Why They Matter

The Americans with Disabilities Act is a federal civil rights law. Title III covers most commercial facilities and places open to the public: retail stores, medical offices, restaurants, office buildings, and more. The 2010 ADA Standards for Accessible Design spell out the physical details, including a full section on doors, doorways, and gates.

Getting this wrong isn't just a design slip. It can mean your building is legally out of reach for customers, employees, or visitors who use wheelchairs, walkers, or have limited hand strength. It can also become a real problem during a property sale, a tenant buildout, or a complaint investigation. A lot of owners assume a door that "looks fine" meets code. In practice, compliance comes down to a short list of measurable specs, and older buildings, especially ones where doors were swapped out piecemeal over the years, often miss one or more of them without anyone noticing.

Local building departments often reference these federal standards alongside the ICC/ANSI A117.1 accessibility standard, which most state codes adopt directly. Planning a door replacement or storefront renovation? Confirm which standard your jurisdiction enforces, and pull a permit that accounts for accessibility from the start. It's far cheaper to build it in than to fix it later.

Clear Width: The 32-Inch Rule

The most basic commercial ADA door requirement is clear width. Doorways must provide a minimum clear opening of 32 inches, measured from the door face to the stop, with the door open to 90 degrees.

This is where a lot of buildings get tripped up. A door slab labeled 36 inches wide doesn't automatically give you 32 inches of clear passage. Once you account for the door's thickness, the hinges, and any hardware that sticks into the opening, a standard 36-inch door can land right at the minimum, or even under it. This shows up often on older commercial doors with retrofitted hardware, and on double doors where only one leaf gets used day to day. The other leaf's overlap eats into the usable width.

Quick way to check: Open the door all the way. Measure straight across from the door face to the stop on the latch side. Under 32 inches means the doorway doesn't meet the standard, no matter what the label says.

Maneuvering Clearance: The Space Around the Door Matters Too

A door can hit the clear width number and still fail if there isn't enough level, open floor space on either side for someone in a wheelchair to approach, open it, and pass through. This is maneuvering clearance. The required space changes depending on which side of the door you're on and how it's approached.

That extra space "beyond the latch side" matters more than people expect. Someone pulling a door open from a wheelchair needs room to back away from its swing path while still holding it open. That's why the pull side needs more room than the push side.

Vestibules with two doors in a row are common on storefronts in cold climates like ours, where an air lock helps with heating and cooling. They have their own rule. The gap between two hinged doors in series must be at least 48 inches, plus the width of any door that swings into that space. Cutting vestibule depth to save interior square footage is one of the more common accessibility mistakes we see in storefront design.

Opening Force and Hardware: What "One Hand, No Twisting" Really Means

A door can have the right clear width and clearance and still fail if it's too heavy to open or too hard to grip. Interior, non-fire-rated doors can require no more than 5 pounds of force to open. That doesn't count the force needed to release a latch or overcome the door's own inertia. It's a low bar on purpose. A door that swings open without a shove helps anyone with limited upper body strength, not just wheelchair users.

Hardware has its own rules. Handles, pulls, latches, and locks must be:

  • Mounted between 34 and 48 inches above the floor
  • Operable with one hand
  • Usable without tight grasping, pinching, or twisting the wrist
  • Operable with no more than 5 pounds of force

That's why lever handles, push plates, and paddle hardware show up on nearly every commercial door, while round knobs don't pass. A knob forces the exact twisting grip the standard rules out. If your building still has round knobs on main entrances or restroom doors, that's a simple, low-cost fix. Panic hardware, the crossbar-style exit devices, generally clears the one-hand, no-twist bar on its own. That's one reason it shows up so often on commercial entrances beyond its life-safety job.

Thresholds, Automatic Doors, and Storefront Glass Entrances

Thresholds are small, but they carry a lot of weight. An accessible doorway's threshold can be no higher than half an inch. Between a quarter inch and a half inch, it has to be beveled, with a slope no steeper than 1:2, so a wheelchair caster or a walker leg can roll over it instead of catching on the edge. A threshold that seems minor to someone walking through can stop a wheelchair user cold. That's why the standard treats it as seriously as clear width.

Storefront glass entrances raise a question we hear often: does an all-glass door with a slim frame still need to meet these same rules? Yes. The frame material doesn't change the clear width, clearance, hardware, or threshold requirements. What changes is how you build those requirements into a narrow-stile aluminum or glass door system, since there's less material to work with for mounting hardware at the right height. Automatic doors and low-energy power operators aren't required by the ADA in most cases. But they help meet the opening force limit on heavier doors, especially exterior entrances that fight wind, or fire-rated doors where 5 pounds of force is hard to hit otherwise. They're worth considering on busy entrances even when they're not required, since they also help anyone carrying packages, pushing a stroller, or using crutches.

Common Mistakes We See in Commercial Buildings

A few patterns show up again and again when we look at commercial entrances around Montrose and Western Colorado:

  • Double doors where the second leaf never gets opened, leaving less than 32 inches of usable width through the one door people actually use
  • Vestibules built to a tight footprint that skip the 48 inches of clearance required between the two sets of doors
  • Round knobs still on interior office or restroom doors after a partial renovation
  • Closers adjusted too tight, often to fight wind or a bad seal, pushing the door past the 5-pound opening force limit
  • Thresholds added during a flooring update with no bevel, creating a sudden lip right at the doorway

Most of these are fixable without replacing the whole storefront. But they're much cheaper to fix during a planned renovation than after a complaint or an inspection flags them.
